After successful completion of its redevelopment, 100 Park Avenue earned Silver Leadership in Energy Efficient Development or LEED Certification. The building has benefited from a $72 million capital program that included a new cooling plant, increased electric capacity and state-of-the-art security systems. 100 Park Avenue is the first building of its type in New York to install green roofs – 14 in total – which employ a mat system, including all the building’s setbacks and terraces. A low-maintenance Xeroflor mat system is in place to consume large amounts of water, evenly distribute it on the roof, absorb heat and provide waterproofing.
To qualify for LEED Silver certification, SL Green had to institute an enhanced recycling and energy management program at the property, including the installation of low-flow plumbing fixtures that reduce water consumption by an estimated 50 percent — almost one million gallons of water per year — and technology that allows management to maintain lighting levels in the lobby while using 25 percent less energy. Real savings will accrue through these green initiatives and operational efficiencies will be gained, not to mention the long-term value added to the property.
